67± Acres | Leflore County, Mississippi Escape to your own slice of the Mississippi Delta with this exceptional 67± acre tract in Leflore County. Featuring an excellent mix of habitat diversity for a tract of this size, to include: an beautiful old growth open water Cypress Brake with buckbrush lining the edges - a known destination for mallards and gadwalls, hardwood timber pockets that act as whitetail travel corridor stepping stones connecting two larger blocks of hardwoods between large ag fields, and a secluded tucked away food plot lining the brake with easy entry and exit access this diverse wildlife habitat packs a punch for its size. What stands out: 1. Duck Hunting - as it currently sits, this tract offers zero off season duck maintaince. No wells, no water control structures, no herbicide spraying, no heavy annual waterfowl maintenance. Many brakes in the region have succumbed to enclosed aerial canopies and invasive weeds. This is not that. This is larger open water that pushes up in to buckbrush lined banks and acorn flats. There was consistently waterfowl using this brake for loafing and feeding: gadwalls and mallards frequently. Of course, wood ducks were present the entire season starting in late October. Classic setting standing by trees or the opportunity to build a platform style blind in a large cypress tree clump exists. We believe a small group of 2-4 guns could have several quality hunts on this tract with managed pressure. 2. Whitetail - the Leflore/Tallahatchie County line is well known for producing mature deer and a healthy population. This tract consistently holds deer while also offering some bonus bucks that travel in during the rut. The way the land lays, the hardwoods act as stepping stones between two larger tracts to both the north and south. There is a destination style food plot alongside the brake that offers a classic setting to take in a peaceful Delta afternoon with the sights and sounds of ducks in the brake and deer in the food plot. 3. Turkeys! A rare gem outside the MS River levee, this tract and the surrounding ones are home to a positive turkey population. In the Spring of 2025, there were 3 gobblers heard and seen on this property. 4. Future wildlife development potential: the block of woods on the east side are untouched mature hardwoods with pockets of palmettos. There is opportunity to push out another deer food plot - or - if one wished they could levee the hardwoods and further develop the duck hunting with a small green tree reservoir. What's Realistic We believe this tract offers realistic hunting opportunities for the big 3 in Mississippi: (Ducks, Deer, and Turkeys). Realistically, hunting a couple of mature deer a year, experiencing easy low impact access to beautiful duck hunts in a classic setting offering a handful of quality duck hunts per year with managed human pressure, and lastly - the opportunity to hunt a delta bottomland gobbler in the Spring. Access The property is easily accessible right off paved county road frontage thru deeded easement on top of turn row pads.
